Staging Your Home
What is staging?
Staging is one of the most important and powerful tools that you can use to transform your home, so that it shows like a model suite that potential Buyers want to see.

Staging your home is important for you to sell your home for top dollar and to sell your home in the shortest time possible. Staging offers the opportunity for potential Buyer's to fall in love with your home instead of other homes that they may have viewed.

When we list and stage your home, we look at furniture placement, needed repairs, lighting, aesthetics such as paint colors, etc. Home staging is will help to maximize your homes selling price.

The benefits of staging

The benefits of staging your home is that your home will sell 2-3 times quicker, 3-6% higher than a similar un-staged home.

Most Realtors acknowledge that staged homes are considered to be premium listings, and will tend to show these homes more often than homes that are un-staged. Today's Buyer tends to view homes on the internet first before going out to view the home in person. Making a positive first impression is critical. That is why we want your home to look wonderful in pictures and in person.

Jodi offers home staging complimentary as part of our services.

Call us before you even consider putting your house on the market. We will help you take a close look at its condition. You only have one shot at impressing potential buyers, take some time to prepare your home for showings. This will reward you with a faster sale and a higher offer.

Start with the Basics
Everything from floors to windows must be spotless. Remember to clean the oven and other major appliances. Eliminate all offensive odors. They're the first thing buyer's notice, and often a permanent turnoff. Eliminate clutter. Put away small kitchen appliances and other items that are sitting on countertops and tables. Organize and tidy your closets.

Outdoors
Clean the drain gutters. Buyers almost always comment if gutters are full of leaves and it makes them question other maintenance issues. Store or organize items that make the yard look messy. Make your front entry inviting. Decorate it, paint the door or buy a new door. It's the first look at your house, so make it a good one.

Detach
The first step is to separate yourself from any personal feelings you may have about your home. It's not your home anymore; because you intend to sell it. Try to evaluate your house as if you are seeing it for the first time.

Start Packing
Pack up the bulk of large, personal collections, so that buyers don't get so distracted by them that they forget to look at the house.

Make It More Spacious
Remove excess furniture to make rooms appear more spacious, clean, organize the closets, store boxes in an out of the way location or rent a temporary storage unit so you can de-clutter every part of the house.

Open Drapes and Remove Rugs
Remove rugs if they're covering up nice hardwood floors and open drapes that keep out natural light, especially if there's a great view out the windows.

Add Some Life
Live plants and flowers are a part of home staging.

Freshen Up
Consider painting your home. Clean curtains or other window ornaments?

Essential Curb Appeal
In addition to keeping the lawn neat and tidy, consider using outdoor lighting, when potential buyers drive by your home. Replace mailboxes and doorknobs. Keep the driveway clean of debris. Add to your landscaping. You want potential Buyer's to fall in love with your home from the start.

The 5 Senses to Home Staging
When your property is on the market, you will want potential Buyer's to be moved emotionally so that they decide to purchase your home. Properly staging your home plays a subconscious role in a Buyer's mind to encourage them to make an offer.

Proper home staging helps to accentuate your home's positive attributes and tries to minimize any negatives..

Sight-Remove all clutter, ensure that your home is clean and ensure that curtains/blinds are open to allow natural light to enter the home.

Hearing-Ensure that when potential Buyers visit your home that you have turned off the television. Playing soft music will be more soothing, and provide a calm soothing effect.

Smell-Always exercise caution when it comes to air fresheners, as you will never know what potential buyers are allergic to. Open windows to allow fresh air to enter, so use vanilla flavoured air freshers. The majority of people can relate to this scent.

Taste-You can leave a bowl of candy treats or a fresh batch of cookies or chocolates for potential Buyer's to enjoy while viewing your home.

Touch-Potential Buyers will be opening and closing closet doors, bathroom and kitchen cupboard doors. Always ensure that these areas are clean and tidy.

It is extremely important that you make a potential buyer feel comfortable when viewing the home.
